Summer in the South Valley means longer days, warm weather, and a perfect opportunity to show your home a little love. Whether you’re a seasoned homeowner or just settling into your space, these seasonal maintenance tips can keep things running smoothly and protect your investment for the months (and years) ahead.

Here’s your go-to checklist of smart, often-overlooked summer home care tasks:

Exterior Maintenance

  1. Check the Slope Around Your Foundation
    While the ground is soft and dry, make sure soil is graded to slope away from the foundation to prevent water pooling near your home come fall.
  2. Inspect & Clean Gutters and Downspouts
    Summer storms can clog gutters with leaves and debris. Make sure downspouts direct water at least 3–5 feet away from your home.
  3. Look for Cracks in the Driveway or Walkways
    Small cracks can worsen with heat expansion and upcoming winter freeze. Seal now to prevent larger repairs later.
  4. Power Wash Siding and Windows
    Remove built-up grime, mildew, or bird droppings. It not only looks better but helps prevent surface damage and staining.
  5. Trim Trees and Bushes
    Especially anything near the house or power lines. Summer growth can sneak up fast, and untrimmed branches can cause damage in late summer storms.

HVAC & Air Quality

  1. Replace or Clean HVAC Filters
    If your furnace and A/C share a filter, it’s likely working overtime right now. A clean filter improves air quality and energy efficiency. Clogged filters can lead to a whole host of issues including frozen pipes – ask me about the $7K mistake we made some time.

    If you haven’t yet this season, a tune-up ensures your unit is running efficiently—and can catch small problems before they become big ones.

  4. Consider a Duct Cleaning
    Especially if it’s been a few years—or if you’ve done major remodeling or moved into a previously vacant home.

Safety + Energy Checks

  1. Check Smoke & CO Detectors
    Test and replace batteries. Summer is a great annual reminder (like Daylight Savings) to check these safety devices.
  2. Inspect the Attic & Roof
    Look for signs of leaks, pests, or mold. A quick check now can prevent costly repairs when winter storms hit.
  3. Seal Windows & Doors
    Use weather stripping or caulk to keep your cool air inside and reduce your utility bills.
  4. Reverse Ceiling Fans
    Make sure fans are set to spin counter-clockwise in the summer to create a wind-chill effect that cools the room.

Yard & Outdoor Spaces

  1. Tune-Up Lawn Care Equipment
    Sharpen mower blades, check oil, and clean filters. A well-maintained mower is safer and easier on your grass.
  2. Check Sprinkler System for Leaks
    Ensure you’re not overwatering or creating underground leaks that can affect your foundation or cause mold.
  3. Re-Stain or Seal Decks and Fences
    Summer sun can dry and crack untreated wood. A fresh coat can prevent warping and extend the life of your outdoor structures.
  4. Wash or Store Seasonal Furniture & Umbrellas
    Check for rust or mildew, and clean cushions. Store anything delicate when not in use to prolong its life.

Bonus Tip: Prep Now for Fall

  1. Schedule Fall Service Appointments Early
    HVAC, chimney, or handyman services can get booked fast when cooler temps arrive. Get ahead of the game now and schedule for late August or early September.
